Landlord:  All Landlords who rent their properties must ensure that they have a up to date Gas Safety Certificate. It is recommended that a electric test is also carried out but is not a requirement as of yet. A Landlord is also liable for any repairs to:

  • Structure and exterior of the building, walls, ceilings, staircases, bannisters, roofs, external doors and windows.
  • Sinks, Baths, Toilets and other Sanitary fittings, including pipe work and drainage.
  • Heating and Hot water must be working efficiently.
  • Gas Appliances provided by the Landlord.
  • Chimneys and Adequate Ventilation.
  • Electrical Wiring.

The Landlord may also be responsible for repairing or replacing faulty items or appliances in your home only if they were provided to you at the start of your tenancy, for example a fridge/freezer. The Landlord is not however liable for your own appliances or furniture. The Landlords only have to fix or repair a problem if is has been reported to them prior.
